YEIDA Announces Residential Plot Scheme 2024 Near Noida Airport

Noida, November 10, 2024 - The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new residential plot scheme coinciding with Diwali 2024, aimed at prospective homeowners looking to settle near the upcoming Noida International Airport. The scheme, which includes 821 plots, opened for applications on October 31, 2024, and will accept applications until November 30, 2024.

Plot Details and Pricing

The plots are available in various sizes ranging from 120 sqm to 260 sqm, with a new addition of 250 sqm plots. Priced at Rs 25,900 per sq. meter, these plots are strategically located in Sector 24A of YEIDA, Greater Noida.

For those desiring premium locations, YEIDA has outlined Preference Location Charges (PLC): - Park/Green Belt-facing plots: 5% of the premium - Corner plots: 5% of the premium - Plots on roads 18m wide or more: 5% of the premium

The maximum combined PLC for any single plot is capped at 15% of the premium.

Application and Allotment Process

Interested buyers can apply online through YEIDA’s official website, with no provisions for offline payments. The draw for plot allotment is scheduled for December 27, 2024, where separate draws will be held for each plot category. Successful applicants will have their registration amount adjusted against the plot's premium, while unsuccessful applicants will receive a refund without interest if held for less than a year; otherwise, interest will be provided as per SBI savings account rates.

Payment and Lease Terms

Successful allottees must complete full payment, including registration fees, within 60 days of receiving the allotment letter. The plots are leased for 90 years, requiring a one-time lease rent payment of 10% of the total plot cost before executing the lease deed.

All legal and registration costs, including stamp duty, are to be borne by the allottee, with documentation fees being non-refundable.
