Mumbai, India: In a recent exclusive interview with Moneycontrol, Kushal Pal Singh, Chairman Emeritus of DLF, the country's largest real estate developer, has shared his vision for India's future and praised Prime Minister Narendra Modi as one of the four top leaders that matter at a global level.

India is set to become the world's third-largest economy in the next few years, according to projections by the IMF and the World Bank. Singh attributes this growth to good government policies, talented Indian entrepreneurs and workers, as well as changing perceptions towards India globally.

"Only these four - our Prime Minister (Narendra Modi), Mr. Trump, Mr Putin, and China's President Xi Jinping - matter in the world today," said Singh. This declaration places India firmly on the global stage, alongside major economies like the US.

Singh also discussed the growth of the real estate sector, noting that most old builders have been held accountable for regulatory infractions, while new developers are rising to meet standards such as RERA compliance. He expressed confidence in this emerging generation of developers and their ability to drive the sector forward.

However, Singh remains critical of India's current urban infrastructure, which he believes is responsible for rising pollution and toxic air in Delhi NCR. To address this issue, Singh advocates for "drastic measures" in master-planning, including long-term thinking and replacing myopic with visionary planning.

On sustainable building practices, Singh emphasized the importance of green buildings and noted that DLF has been recognized internationally for its environmental achievements. He also highlighted the government's efforts to incentivize green construction.

Singh offered advice to young entrepreneurs entering the real estate sector, emphasizing compliance with laws, ethical business practices, and a focus on long-term planning.

Throughout the conversation, Singh credited Prime Minister Modi for changing India's global perception and positioning the country for economic success. By placing emphasis on sustainable development and visionary urban planning, Singh hopes to leave a lasting legacy in his contributions to India's growth and transformation.
