In an exclusive interview with Moneycontrol, K.P. Singh, Chairman Emeritus of DLF,India's largest real estate developer, has lauded Prime Minister Narendra Modi as one of the four top leaders who matter globally. Singh, who recently turned 95 and released his second book "Why the Heck Not?", praises India's transformation under Modi's leadership, projecting that the country will become the world's third-largest economy within the next few years.

Singh attributes India's growth to a combination of good government policies and talented entrepreneurs and workers. He believes that India is rapidly progressing and its leadership plays a key role in changing the country's image on a global level. Singh mentions that only four leaders - PM Modi, US President Donald Trump, Russian President Vladimir Putin, and Chinese President Xi Jinping - truly matter on the world forum.

Regarding the real estate sector, Singh notes that most old builders have faced financial difficulties or legal challenges, but he takes pride in DLF's transformation into a responsible developer complying with the Real Estate Regulatory Authority (RERA) law. He foresees a great future for India and highlights the need for radical changes in urban masterplanning to address pollution and climate change.

Singh also emphasizes the importance of sustainable green building practices, stating that most of DLF's buildings are green and sustainable, and has been awarded international recognition for green and sustainable practices. He advises young entrepreneurs to prioritize compliance with laws, pay taxes on time, test their market offerings, and maintain ethics and moral values in their business philosophy.

In his discussion about India's urban infrastructure, Singh attributes poor master planning to rising pollution in Delhi NCR and calls for drastic measures to adopt a long-term approach. He advocates for the replacement of "myopic thinking" with a broad vision that addresses future generations and creates a surplus for better planning.

Singh reflects on his 10-year journey as a developer, where he was able to win over farmers' confidence in buying land, showcasing a remarkable achievement in consolidating India's agricultural holdings.
